However, you need to protect yourself with your own representation. The first thing to remember when buying a new build is that the sales person works for the builder and not you. No matter how friendly they are, they only have one product to sell and may not have your best interest in mind.</p>
<p>If you go to a sales office and they ask you to fill out a registration card. <strong>Do not do it.</strong> You are not required to fill out a registration card to see the model homes. If you register without your Realtor, your Realtor will not be allowed to represent you in the transaction process.<a rel="attachment wp-att-459" href="http://www.thephoenixexperts.com/Blog/buying-a-new-build-in-arizona/phoenix-az-real-estate/"><img class="alignleft size-full wp-image-459" title="Phoenix AZ Homes" src="http://www.thephoenixexperts.com/Blog/wp-content/uploads/2010/08/Phoenix-AZ-Real-Estate.jpg" alt="AZ Homes" width="300" height="208" /></a> In any <strong><a title="Arizona Homes for Sale" href="http://www.thephoenixexperts.com/SearchMLS.php">Arizona Real Estate</a></strong> transaction it is good to have your own representation. New home builders typically don&#8217;t belong to the National Association of Realtors and don&#8217;t work under the same ethics and guidelines. Contracts written for a new build are often written to protect the builder where as the Arizona Association of Realtors contracts are written to protect the buyer.</p>
<p>There are some advantages to buying a new build in Arizona. Many developers are hurting in this market so you can get some great deals and some builders have excellent warranties available. In addition to this, it is simply nice to live in a brand new home.</p>

These statistics will give you a general idea of the entire Phoenix and Scottsdale markets. According to ARMLS the home prices hit bottom in March 2009 when the median home price decreased from $265,000 to $125,000. <p>According to numbers at the end of 2009 the market has stabilized and home prices are going up at a steady rate in Maricopa County. There has been a lateral trend of stabilized prices or slight price increases over the past 8 months. It is clear that we have seen the worst of the real estate market crash and home prices are going to continue to steadily increase, especially in the finer North Scottsdale communities of Maricopa County. During the crash many Phoenix area communities saw a drop in home prices of 50% or more.</p>

No there isn&#8217;t a &#8220;tsunami of foreclosures about to hit the market&#8221; or any other such nonsense. The fact of the matter is prices are not going to get any cheaper. If you are interested in Phoenix real estate, the longer you wait, the more you will pay.</p>

This has caused concern among Canadian buyers. The Canadians I have spoken with this week fall into 2 categories:<br />(1) We need to find a home to buy IMMEDIATELY before the dollar drops further, or<br />(2) We have decided to wait a month until the dollar comes back up.</p>
<p>Who is right? Unless you have a crystal ball, no one can say for sure. I have in the past seen many Canadians assume that by waiting the dollar will increase, only to have it drop further. These people are shooting themselves in the foot. History shows that the dollar goes both directions, up and down. It will not necessarily improve in a month. If they wait even longer, say 3-4 months, they will miss the whole winter season. What use is buying a vacation home in Phoenix in the summer. You will have to wait until winter 2010 to use it to escape the snow.</p>
