Canadian Buyers Flooding the Scottsdale Real Estate Market

Canadians have been buying up homes in Scottsdale in record numbers during the past year. Since the Scottsdale real estate market collapse, Canadian buyers have flooded the Arizona housing market. The buyers come from all across Canada, but we see the vast majority from Calgary and Edmonton. I personally love working with Albertans since I was born and raised in Edmonton, then attended Law School at the University of Calgary.

Albertans are taking advantage of the dollar above par, low prices and in some cases, record-low mortgage rates. Foreigners bought $82.5 billion, or 8.9%, of the $928 billion spent on American real estate from April 2011 to March 2012. That was up 24% from $66.4 billion the previous year. More than 50% of sales over the past year occurred in just five states: Florida, California, Texas, ARIZONA and New York.

Recent Currency Fluctuations

The Canadian dollar was trading at higher than par for most of February through April. Since May the Canadian Dollar is again trading worse than par. This is primarily due to the Euro Zone Debt Crisis.

Financial markets saw gains on Sunday as Greece announced that the New Democracy party won the Greek Election. This eased worries about Greece leaving the euro zone and we saw the Canadian Dollar gain strength. This relief rally was short lived and the Canadian Dollar has been losing strength today, a clear sign that the Greek election did not remove investor concerns about the region’s debt crisis. We’re now sitting around the 1.03 mark, whereas we were in the low 1.02’s Sunday.

This improvement in Greece has done little to alleviate fears of collapse of the Euro Zone and although unlikely to collapse in the short term, it is hard for investors to be optimistic of it sticking around.

Investors focus will now shift focus towards Wednesdays US Federal Reserve announcement. Investors are expecting that the Federal Reserve will announce additional stimulus efforts, if rumors are true we should see the Canadian Dollar gain strength.

If you are considering purchasing a home in Arizona I would highly recommend using a foreign exchange firm to convert your money instead of a local bank. Currency exchange firms can exchange funds when the rate hits a certain point (similar to a limit order in the stock market) which can save you a lot of money. We have seen the Canadian dollar and US dollar exchange rate teeter back and forth around par for the past few months. Recent news from the Euro Zone on the French and Greek Elections has seen the US dollar gain momentum on the Canadian dollar this week. However any positive news or market movement can easily see this paring head in the other direction.

If you are considering purchasing a home in Arizona I would highly suggest you plan your currency transaction in advance. By working with a foreign exchange firm you can put in market orders to exchange your money when it hits a certain target. You can take advantage of any momentary fluctuation in the rate in this way. If you would like a referral to a currency exchange firm just let me know. I have used the same Edmonton exchange firm for several years on dozens of transactions.
