However, you need to protect yourself with your own representation. The first thing to remember when buying a new build is that the sales person works for the builder and not you. No matter how friendly they are, they only have one product to sell and may not have your best interest in mind.</p>
<p>If you go to a sales office and they ask you to fill out a registration card. <strong>Do not do it.</strong> You are not required to fill out a registration card to see the model homes. If you register without your Realtor, your Realtor will not be allowed to represent you in the transaction process.<a rel="attachment wp-att-459" href="http://www.thephoenixexperts.com/Blog/buying-a-new-build-in-arizona/phoenix-az-real-estate/"><img class="alignleft size-full wp-image-459" title="Phoenix AZ Homes" src="http://www.thephoenixexperts.com/Blog/wp-content/uploads/2010/08/Phoenix-AZ-Real-Estate.jpg" alt="AZ Homes" width="300" height="208" /></a> In any <strong><a title="Arizona Homes for Sale" href="http://www.thephoenixexperts.com/SearchMLS.php">Arizona Real Estate</a></strong> transaction it is good to have your own representation. New home builders typically don&#8217;t belong to the National Association of Realtors and don&#8217;t work under the same ethics and guidelines. Contracts written for a new build are often written to protect the builder where as the Arizona Association of Realtors contracts are written to protect the buyer.</p>
<p>There are some advantages to buying a new build in Arizona. Many developers are hurting in this market so you can get some great deals and some builders have excellent warranties available. In addition to this, it is simply nice to live in a brand new home.</p>

Some of the disadvantages include dealing with the noise and dirt for an unknown amount of time.  Often a development will take several years to be built out.  During that time, you will be exposed to the construction workers, noise, traffic and associated debris. Your neighbor&#8217;s homes may be built much later than yours which exacerbates the problem. You may have to endure a lack of grocery stores, restaurants and banks also if the new development is on the fringe of the city.

<div>I have personally built 3 homes in new developments.  I have experienced anywhere from 12-24 months of construction traffic and noise.  For the first home I built, the developer built all the homes in a row, so that all of the neighbor&#8217;s homes were built at the same time.  That is ideal. In the last home I built, the developer built homes randomly around the neighborhood.  As a result, the home next door to me was not even started until 6 months after I moved in.  It took almost 10 months for that home to be built.  Most construction trades start at around 6 am with the banging, hammering and music (many weekends included).  It was also common for the construction workers to leave garbage on my yard, block my driveway, walk on my plants &#8211; you name it!</div>

<div>Having said that, would I do it again?  Yes I probably will build again in a new development. For me, the pricing advantages outweigh the negatives.  However, any purchaser needs to be realistic about whether all the associated negatives would be worth it to them.  </div>

<div>I have seen many sellers make outrageous claims to prospective Buyers about commuting times. There is a condo development in East Fountain Hills that told one of my out-of-town clients that it was only 20 minutes to Sky Harbor Airport!  Any one who lives in Phoenix or Scottsdale knows that the only way possible to make it from the Airport to Fountain Hills in 20 minutes is by <span class="Apple-style-span" style="font-weight: bold;">helicopter!</span></div>

Many of the rock bottom priced homes can be found in communities that are approximately an hour from the center of the city.  At first glance these homes can seem like an amazing bargain.  However, a home isn&#8217;t really a bargain if its location forces a household to devote an excessive amount of the family budget to gas, car maintenance and general transportation costs.  This is an even greater factor to consider with the current price of gas rising daily.  The amount of time you spend each day on the road is another consideration.  The commute to work is only one of the trips you need to make daily.  There may be a lack of basic conveniences such as restaurants, convenience stores, fast food, gas stations, department stores and grocery stores. You may have an excessive drive to reach any of those as well. Lastly you need to consider how bad the commute will be in 3 years, 5 years or 10 years.  Phoenix has a huge annual influx of residents.  More and more people are moving to the Valley every year.  It is inevitable that traffic is just going to get worse. I am happy to show my clients homes on the periphery of Phoenix, but it is my duty as their Realtor to make sure they take these factors into consideration.  Often Buyers come to the conclusion that life would be easier and more enjoyable in a home closer in to their work, family &amp; friends.  It is really a quality of life issue.
